    Willow Grace is the name etched on the stone gate posts at the entrance to this 196 acre estatae siturated off aquiet country road in Millbrook's famous hunt country. The Colonial Revivial house took almost four  years to build.  G.P. Schafer Architects PLLC won the 2009 Palladio Award for their "outstanding work" on Willow Grace.

    The original inspiration for the house was a1750's classic country house in Columbia County NY. The owners' wanted to capture the essence of thie house, and not have a new house whcih has just been "pluncked down."  Their vison has been achieved through the work of Gil Schafer, Micheal Smith, the interior designer and Deborah Nevins's landscape design.

    THE GROUND FLOOR

    On entering the house one is immediately struck by the matural light illuminating the the braod center hall, with its paneled staircase and gorgeous floors.  Many of the boards were harvested form the hose in Columbia County; their subtle color and patina exuding their pre-Revolutionary war origins. The ground floor has a footprint of 4220 sq. ft.  

    In the words of "Elle Decor" magazine, in wich the house was featured in 2009, "the surprisingly intimate double living room with stately circa 1800 neo-classical mantels from the Hudson Valley is the center piece of the house." The plaster walls used thoroughout the house, have a sublte texture giving added grace and character to this exceptional room. The ceiling, base borad and chair rail moldings are crisp and distinguished but restrained. Through twin sets of French doors, the living room opens out to the broad porch which runs along the full width ot the house and is an ideal place for a cool drink to admire the sunsets.

    Off the living room is the library with custom floor to ceiling book cases on all four walls as well as cabinetry to house the home entertainment system. The high ceilings feature hand hewn  wooden beams.

    The dining room seats twelve very comfortably.  The fireplace has a period mantle.  The early-American style hand painted mural depicts scenes and views inspired by the property and the Hudson Valley. Next to the dining room is the butler's pantry and then the supremely well equipped kitchen with breakfast room with radiant heat, tumbled blue stone flags for cozy bare foot walking while enjoying the first cup in front of the huge granite wood burning fireplace.


    THE SECOND FLOOR

    The staircase to the second floor is beautifully crafted and leads to the second floor landing which is both broad and light filled.

     From here you access the Owners Suite, which is a grouping of three rooms.  The sitting room 18 ft. x 14 ft, with fireplace leads to the bedroom, also 18 ft. X 14 ft. by way of two double pocket doors. The sitting and bedroom wallpaper is a reproduction of 18th century design from DeGorney, London. Both rooms have wood burning fireplaces.

    The Master Bathroom with an unusual barrel ceiling,  has two custom made wash stands by Urban Archeology.  The extra large shower is surrounded in marble. Bath fittings and tub are by Michael Smith for Kallista. Wallpaper by Elizabeth Dow.

    On the second floor there are two other family suits with bathrooms and dressing rooms.  The bedrooms all have wood burning fireplaces. About 3248 sq. ft. in all.

    On the third floor, are two more suites with bathrooms and dressing rooms, as well as a common sitting room, offering a further 1500 sq. ft. in living area

    The basement contains the furnaces (high efficiency propane), water heater, hydro air heating system with multiple zones, fire suppression system, security and telecommunications, laundry, wine cellar and large storage areas. High speed Wireless and satellite radio.

    The roof to the main house  and garages are cedar shakes with copper flashing. Cedar siding. Insulation is high R cotton batons with soy based foam roofing insulation.  The house is equipped with fully automatic generators, which supply all the necessary power to all the buildings in the event of the main power failing

    Garages and Courtyard. Four heated garages with auto doors. Above the garages is an exercise room/games room with half bath. By separate staircase, is a well appointed two-bedroom apartment with kitchen, bathroom and living room. The heated, saline, 60 ft.  x 25  ft. Gunite pool is located to the south of this building. A flower-cutting garden surrounds.

     

    The architectural plans will be made available to clients’ should they wish to proceed further after visiting the property.  The architects office is in New York City, but does have a home in the area and would be delighted to meet with a client to explain in detail the construction and design.


    THE EQUESTRIAN FACILITIES

    Located down from the main house is the six acres Derby field, designed by Robert Jolicoeur who also designed the course for the 1996 Olympic Games equestrian events.  It has a Hunter-Jumper course with a Grob,  piano jump, two open water jumps, gazebo, (with electricity) and grass slide. It was built by Fast Tracks.  It facility has its own wells and underground water storage.

    To the west of the Derby field and down the service drive are more paddocks, a Koi pond, a machine/repair shed with tractor garaging.

    Besides the numerous specimen trees, there are thousands of feet of dry stonewalls.

    The barn has eight stalls and a broad center aisle, as well as a wash stall, trophy room, and tack room.  The owner’s private sitting room is a tremendous place to entertain and has French Doors opening up to the patio which overlooks the paddocks and the mountain views.  The suite contains an attached bathroom and small kitchen. There is extensive use of mahogany finishes.

    In the barn’s upper level, there are two one-bedroom apartments with kitchen, sitting room and bathroom.  The roof is standing seam copper and cedar shakes. 

    The outdoor arena is approximately 70 x 120 ft.

    Additional improvements include a caretaker’s cabin reachable by golf cart from the barn. The cabin was built in 2007 and has 2 bedrooms and is situated on separate 18.11 acre lot. There are two small barns, and another outbuilding, which is heated and has been used as a snooker/games room.
